As an off-site host, their biggest nightmare isn’t just a broken appliance, but a hidden water leak causing thousands in damage while the property is vacant or occupied. They needed a comprehensive solution that restored hot water reliability and provided 24/7 “eyes” on the home’s plumbing systems.

The Problem The property’s 2008 gas water heater was a major liability. Sediment buildup had reduced its capacity, leading to guest complaints of tepid water, and a disintegrated dip tube confirmed the unit was past its prime. However, the risk went beyond just the water heater. The owner realized that if this old unit—or any other pipe—had burst, they wouldn’t know until a guest reported a flood, by which time the damage would be catastrophic.
The Process & Solution I executed a dual-phase upgrade: a complete mechanical replacement and a smart safety retrofit. First, I replaced the failing unit with an A.O. Smith Signature 40-Gallon Short Natural Gas Water Heater. This installation included all necessary code upgrades: a thermal expansion tank to regulate pressure, a new aluminum drip pan, and reconfigured adjustable venting for safe exhaust.
To address the client’s fear of water damage, I installed a YoLink Water Leak Starter Kit. I set up the central hub and strategically placed four LoRa long-range sensors in the home’s critical failure points:
- Inside the new water heater drain pan.
- Behind the washer/dryer water lines.
- Under the kitchen sink cabinet.
- At the lowest point of the crawlspace.
The Outcome The property now has consistent, safe hot water, eliminating scalding risks. More importantly, the owner now has a “smart” defense system. If any sensor detects moisture, the YoLink system instantly sends an alert to the owner’s phone and sounds a 105 dB siren. This turns a potential flooding disaster into a minor maintenance notification, securing the property’s value and the host’s peace of mind.

This 2008 gas water heater in Durham was a ticking time bomb. The tank was weighed down by heavy sediment buildup, causing poor efficiency and tepid water output. The installation was outdated and lacking any form of water monitoring. I installed a high-efficiency A.O. Smith gas water heater, fully up to North Carolina plumbing code with a thermal expansion tank and precision B-venting. This system actively monitors the water heater, kitchen, laundry, and crawlspace, sending instant mobile alerts to the owner at the first sign of moisture.
